Who can get an NHS Mortgage?

So who is eligible for the special deals and special rates offered by individual mortgage lenders?

NHS staff mortgages are usually restricted to NHS clinical staff, but not just to doctors, nurses and front-line staff. There are options for those contracted to work for GP surgeries in primary care, ambulance trusts, certain dental practices, the National Blood Transfusion Service and mental health or social care and other key workers.

Are there special discounts on mortgages for NHS workers?

NHS workers may be viewed favourably by certain lenders, and you may even qualify for special NHS mortgage discounts, in certain circumstances. It is also possible that you may be accepted with a lower deposit than other applicants and qualify for lower interest rates.

It’s important to say that these special mortgage discounts are usually not available through mainstream lenders, so it’s important to consult specialist mortgage brokers with experience in this field.

How much can I borrow and what sort of deposit do I need?

Your professional NHS status does not affect the amount you can borrow on a mortgage; this is based on an affordability assessment, looking at your personal financial circumstances, your incomings and outgoings and your credit history.

As a mortgage broker specialising in mortgages for NHS staff, at Mortgage360, we understand the impact that planned and incidental overtime can have on annual income, and how complex an NHS payslip can be with permanent shift allowances and other items.

We know that some lenders will take these into account when assessing affordability for NHS mortgages, as well as considering future scheduled pay increments and even additional work through agencies or the NHS Nursing Bank.

As a guideline, most lenders offer up to four and a half times your annual income, subject to overall affordability and more for higher earners. In common with every mortgage applicant, your credit rating and affordability criteria will play an important role to ensure you can afford your monthly payments.

Deposit requirements will be broadly similar to standard mortgage applications, although there are some specialist lenders who will consider a reduced deposit contribution for NHS professionals seeking an NHS mortgage.

Is there an NHS Help to Buy or Right To Buy Scheme?

No, but there are a number of schemes applicable to NHS personnel. These include;

– The Key Worker Housing Scheme 2023

The Key Worker Housing Scheme 2023 is an equity loan scheme for first time buyer key workers, only available on new homes. The Key Worker scheme offers an interest and payment free five year government loan meaning buyers can purchase a property with a deposit of just 5%, with the loan covering the remainder of the deposit.

– The First Homes Scheme

The First Homes scheme was introduced in 2021 to help local people, and in particular key workers like NHS staff, to get on the property ladder by being able to buy their first homes at discounts of at least 30% compared to the full market price.

– Shared Ownership

With the Shared Ownership scheme enables you to buy between 25% and 75% of your home, with lower deposits, smaller mortgages and lower monthly repayments. You will have to pay rent on the remaining share. This scheme only applies to a limited number of properties on the market as part of the scheme.

– Right to Buy

The Right to Buy scheme gives local authority and housing association tenants the option to buy the home they live in at a significant discount.

How do lenders decide how much an NHS worker can borrow?
